Having taken on the management of a 3,000 bed portfolio of operational PBSA assets, Now Student Living, engaged D3 to enhance energy visibility across Jennens Court as part of the asset’s wider sustainability strategy. The project centred on establishing the granular, reliable energy data required to support BREEAM In-Use assessment, while creating a long-term data foundation for improved energy management and operational performance across the scheme.

Purpose Built Student Accommodation (PBSA)
BREEAM In Use

D3 designed, installed and commissioned a comprehensive MID-compliant circuit-level energy monitoring system at Jennens Court, providing granular visibility across 759 individual electrical supplies. Supported by new LoRaWAN infrastructure and D3 Cloud, the solution delivers investment-grade data via D3 Cloud for BREEAM In-Use, ESG reporting, energy optimisation and fair-use management, while creating opportunities for resident engagement and improved NOI performance.
The Challenge
As part of its ongoing sustainability strategy, D3 was instructed to design, install and commission a comprehensive MID-compliant circuit-level energy monitoring system at Jennens Court, a large-scale PBSA asset.
A key driver for the project was to provide the granular, reliable consumption data required to support the asset’s BREEAM In-Use energy auditing and performance objectives.
Traditional whole-building or apartment-level consumption data can show how much energy is being used, but provides limited insight into where that consumption is occurring.
The objective at Jennens Court was therefore to go significantly deeper — creating visibility across individual electrical circuits throughout the residential accommodation and providing a robust data foundation for ongoing energy management.
The D3 Solution
D3 designed and delivered the project from initial system design through to installation, commissioning, connectivity and data capture.
Across the scheme, 759 individual supplies were incorporated into the monitoring strategy, using 253 physical three-phase metering devices.
This provides granular visibility into energy consumption across individual apartment services including:
Lighting
Electric heating
Water heating
Sockets
Kitchens
Fans
Rather than simply knowing the total energy consumed by an apartment or building, the client can begin to understand how that energy is being consumed and which services are driving demand.

Building-Wide LoRaWAN Connectivity
Capturing data at this scale also requires a reliable communications infrastructure.
D3 deployed new LoRaWAN connectivity across the asset, including devices installed alongside new distribution boards, supported by five gateways to provide comprehensive coverage and continuity of data transmission.
Consumption data is automatically captured and transmitted into D3 Cloud, removing the dependency on manual meter readings and creating a centralised source of granular energy information.
From ESG Reporting to Operational Intelligence
While supporting BREEAM In-Use was a key driver for the project, the value of the resulting dataset extends considerably further.
Circuit-level consumption provides the asset team with a much richer understanding of how energy is being used across the residential environment and creates opportunities to identify abnormal consumption, unnecessary energy use and potential areas for operational improvement.
The infrastructure therefore transforms an ESG data requirement into an ongoing operational intelligence capability.
Resident Engagement
For PBSA operators, granular resident-level energy data can also support the implementation of energy efficiency measures and help shape resident behaviours..
Rather than relying on broad assumptions around consumption, operators can use measured data to understand individual patterns and identify unusually high or persistent energy usage.
The same dataset can also support future gamification and resident-engagement strategies — helping students better understand their consumption and creating opportunities to educate and incentivise residents to use energy more responsibly.
That could include encouraging behaviours as simple as reducing unnecessary heating or avoiding leaving electrical services switched on when rooms are unoccupied.
Protecting Asset NOI
This is where the commercial value of investment-grade energy data becomes particularly important.
Reducing unnecessary consumption, improving fair-use management and identifying opportunities for greater operational efficiency can all contribute towards reducing unrecovered utility expenditure.
For an asset accommodating hundreds of residents, relatively small improvements in consumption behaviour can become meaningful when aggregated across an entire scheme and over multiple years.
The same infrastructure originally deployed to support sustainability reporting can therefore contribute towards both ESG performance and the protection and improvement of Net Operating Income (NOI).
The Outcome
Jennens Court now benefits from a highly granular energy-data infrastructure capable of providing visibility across 759 individual monitored supplies.
The project provides a foundation for:
✔ BREEAM In-Use & ESG reporting
Reliable, granular consumption data to support sustainability assessment and performance monitoring.
✔ Energy optimisation
Greater understanding of where energy is actually being consumed throughout the asset.
✔ Fair-use management
Measured consumption data to support more effective resident energy policies.
✔ Resident engagement
A data foundation for education, behavioural change and future gamification strategies.
✔ NOI protection
Opportunities to reduce energy waste, improve utility-cost management and minimise financial leakage.

759 monitored supplies. 253 meters. 5 gateways. One operational data layer.
For D3, Jennens Court demonstrates what becomes possible when smart metering is treated not simply as a means of collecting consumption figures, but as the data infrastructure underpinning better asset performance.
